Drawing Service Package
This description contains a basic outline of drawings, specifications and services provided by Hinge Architects, which includes documentation required to construct a single family residence as outlined below.
The following items are included in a “Permit Set” package:
- Space programming
- Site design and documentation
- Landscape concept
- Space planning, floor plans and documentation
- Roof plan, design and documentation
- Exterior elevations, design and documentation
- Exterior rendering
- Exterior materials and finish design and documentation
- Building systems description
- Building sections, design and documentation
- Code research and documentation
- FAR calculations and documentation
- Window and door schedules
- General construction detailing
- Basic Fireplace design and documentation
- Stair design and documentation
- Basic cabinets and casework layout and description
- Coordination with civil engineer
- Coordination with structural engineer
- Coordination with energy consultant
- Design for thermal and moisture protection
- Coordination with interior designer if used
- Government agency approvals except per below
The following items (above and below) are included in a “Permit + Shell” set level:
- Exterior Materials and finish design and documentation
- Specifications – proprietary information
- Coordination with Landscape Architect, if used
- Coordination with security and special systems consultants
- Bidding and negotiation phase as described in the project development sequence.
The following items (all above and below) are included in a “Permit + Shell + Interiors” set level:
- Ceiling and truss design and spec.
- Custom fireplace design, design options / iterations, and documentation.
- Cabinets and casework layout and description. Custom hardware choices.
- Interior trim description
- Interior wall, ceiling and floor finish description and coordination
- Door hardware groups and description, coordination and review
- Plumbing systems coordination, review of plumbing fixture selections
- Mechanical engineer / HVAC coordination
- Electrical plans / Lighting concept design
- Coordination with Lighting consultant, if used
- Coordination with Interior designer, if used
- Review of furniture / artwork selections by owner
- Coordination with window coverings consultant
The following items are excluded, or additional services :
- Civil engineering, surveys or soils analysis (separate consultant)
- Planning consultant
- Final Landscape drawings and documentation (separate consultant)
- Structural engineering and documentation (separate consultant)
- Mechanical or HVAC engineering (separate consultant / contractor)
- Plumbing engineering and documentation
- Energy calculations (separate consultant)
- Sound and media design (separate consultant)
- Lighting fixture specs., other than fixture type
- Fire suppression design (separate consultant)
- Steel, windows, or other shop drawings (detailed)
- Cabinet and casework shop drawings (detailed)
- Custom cabinet design
- Interior wall and ceiling colors
- Detailed tile pattern drawings
- Detailed floor finish specs.
- Door hardware selection
- Custom door hardware design
- Artwork selection (Have a consultant if this service is needed).
- Furniture selection
- Window covering specs.
- Performance specifications
- Government agency approvals for variances or other non-typical approvals
- 3D model video clips
- Physical models of project
- Building information modeling over and above basic computer model
- Construction observation beyond that described in development sequence
